We recently had the pleasure of working with Millgate Homes to finish our basement, and we couldn’t be happier with the results. It was a large-scale project with plenty of custom design elements, Millgate handled every detail. The team brought our vision to life with beautiful craftsmanship and thoughtful touches that make the space feel both functional and inviting. Every corner reflects our personal style, and the quality and intention we hoped for. Our basement is now one of our favorite places to be!
OUR SERVICES
Basement Bathroom Finishing Services for Utah County Homeowners
Millgate Homes has provided basement bathroom finishing services in Utah County since 1997, and the scope of the work depends a lot on which of our four core cities, American Fork, Lehi, Saratoga Springs, or Eagle Mountain, your home is in, and how old it is. Bathrooms cost more per square foot than any other basement room, because unlike a bedroom or family room, a bathroom needs its own supply and drain lines tied into your home’s existing plumbing.
Older homes near American Fork’s and Lehi’s original town centers were often built with a single drain line sized for the house above, not a future basement bathroom, adding one down there commonly means a sewage ejector pump to push waste up to that line rather than relying on gravity. Newer construction in Saratoga Springs and Eagle Mountain, where unfinished basements are still the default on new-build homes, usually already has a plumbing stub-out roughed in for a future bathroom, which cuts both cost and time since we’re connecting to existing lines instead of cutting concrete to run new ones.
Every city in Utah County requires a permit for the plumbing and electrical work a new bathroom involves, with inspections at framing, mechanical/electrical/plumbing rough-in, and final. Millgate pulls the permit and schedules every inspection, in whichever of the four cities you’re in, so you’re not the one tracking down the city.

Questions to Ask When Comparing Basement Bids
Comparing bids? Ask every contractor: Is the tub steel or plastic? Is the countertop granite or laminate? Is the interior wall insulated? Millgate includes BootzCast steel tubs, stone countertops, and free interior-wall insulation as standard.
Our Basement Bathroom Finishing Process
Step 1: Free Consultation
We walk your basement with you and look at your existing plumbing stub-outs, or lack of them.
Step 2: Design & Estimate
We sketch the layout (vanity placement, tub/shower orientation, door swing), and your formal bid is based on that plan.
Step 3: Permitting & Scheduling
Millgate pulls the building permit for your city and schedules every required inspection.
Step 4: Framing & Rough-Ins
Framing, plumbing rough-in, and electrical rough-in happen first, followed by the city’s rough-in inspection before any wall closes up.
Step 5: Insulation, Drywall & Finish Carpentry
Interior walls get insulated, moisture-resistant backer-board goes up around the tub, drywall is hung and textured, and trim goes in.
Step 6: Fixtures, Tile & Finish Work
Tub/shower surround, tile or LVP flooring, vanity, countertop, and fixtures are installed, followed by paint.
Step 7: Final Walkthrough, Inspection & Warranty
The city signs off on final inspection, we walk the finished bathroom with you, and your 2-year builder’s warranty starts.
What Does Basement Bathroom Finishing Cost?
Bathrooms cost more per square foot than any other room in a basement finish.
Every basement is priced from your floor plan and finish choices. Send us your floor plan for a ballpark estimate, then a detailed bid after the walk-through.
What actually moves the number:
- Whether your basement already has a plumbing stub-out or needs new lines cut into the slab
- Whether the drain layout requires a sewage ejector pump (more common in older homes near American Fork and Lehi’s original town centers)
- Vanity size and countertop material (granite/quartz remnant vs. a full slab)
- Tile vs. LVP/LVT flooring
- Standard 42” vanity vs. the 48” upgrade
- Semi-Euro vs. full-Euro glass shower enclosure
We don’t quote basement bathrooms off a price sheet, every project is different. Request a free estimate for pricing based on your actual basement.

I rarely write reviews but I think I need to in this case. This company was excellent to work with. Initially I didn't know exactly what I wanted to do with the basement, but I had ideas. When Eric came over I discussed it with him and he clarified a few things for me and I felt we ended up with a really nice design. He put me in the queue and once I was in, it was like clockwork. Everything was on time, professional, and high quality. I had plenty of help picking out colors and making decisions. After a couple of years and after working with a different contractor for a different project, I look back on the experience with a lot of appreciation. I highly recommend this companyPosted on Google![]()

When we decided to finish our basement, we received many bids from various contractors. Eric from Millgate Homes stood out because he was very professional and he gave us a very competitive and detailed bid. Eric is very knowledgeable and he guided us on different options through out the project. Eric has a wonderful team of subcontractors who are very professional and did a great job. Eric and Mitch were very responsive to all the questions we had. Also, Mitch gave us periodic updates on the cost and kept us informed. Towards the end some the subcontractors fell sick, but Eric made sure the work got completed on time. We are glad we chose to work with Millgate Homes and would highly recommend them!!Posted on Google![]()

We received bids from a number of different contractors and not only did Millgate provide the most comprehensive, but it was also very competitive. Our neighbors chose another contractor and started a month before us on their basement finish and Millgate finished a month before them! We would definitely recommend them.Posted on Google![]()
