Basement Laundry Rooms for Utah County Homeowners

Most of the basement laundry room remodeling we do in Utah County falls into two camps. Either the washer and dryer already sit on bare concrete in an unfinished basement and the owner wants a real room around them, or the laundry is upstairs and the family wants a second one downstairs for a basement apartment, a growing household, or simply to stop hauling baskets up two flights.

Water quality changes the plumbing plan more than people expect. American Fork’s utility-reported water hardness sits around 13 grains per gallon, which is classified as very hard. Lehi measures closer to 9 grains, Eagle Mountain is estimated even higher than American Fork, and Saratoga Springs comes in around 5.6 grains, the softest of the four. Hard water scales up washer supply valves and drain boxes over time, so when a home already has a softener loop in the mechanical room, we plan the laundry supply lines to tie in downstream of it wherever the layout allows.

In Saratoga Springs, a recent 1,040-square-foot Millgate bid included the finished storage room drawn as an optional laundry, with tile flooring, a heat supply, a utility sink, and washer and dryer hookups. That layout works in most newer Saratoga Springs homes, because the storage room beside the mechanical room is already close to the drain and supply lines. It also comes up constantly in basement apartments around Harvest Hills and Talons Cove, where a tenant needs laundry without coming upstairs.

In Eagle Mountain, the average household runs 4.26 people according to the city’s 2024 demographic report, and more than 40% of residents are under 18. That’s a lot of laundry. A second basement laundry also comes up constantly with basement apartments, since tenants and the family upstairs both need access without walking through each other’s space.

In American Fork and Lehi, the older homes near downtown Main Street and the Lehi historic core often have the washer and dryer in the basement already, sitting next to an open furnace and water heater. Finishing that space means framing around the mechanical equipment with proper access, not just hanging drywall around it. Newer homes in Traverse Mountain, Holbrook Farms, and American Fork’s newer subdivisions toward the Highland line often have laundry upstairs, so a basement laundry there is an addition, and we plan it around wherever the builder stubbed in the drain.

Our Basement Laundry Room Remodeling Process

Step 1 — Free Consultation

We walk the basement with you, find your drain line, supply lines, electrical panel, and the closest exterior wall for the dryer vent, and talk about whether this is a laundry-only room or a laundry, storage, and mudroom combination.

Step 2 — Floor Plan Sketch and Estimate

You get a scaled floor plan sketch showing where the washer, dryer, sink, and cabinets go, plus an estimate based on that plan. Once the layout is settled, the formal bid lists every line item and every option price.

Step 3 — Permitting and Scheduling

Millgate pulls the city permit and puts your project on a written schedule. If the city asks for anything beyond the standard scope, like a gas-line diagram for a gas dryer, we tell you upfront.

Step 4 — Framing and Rough-Ins

Walls go up, then the plumbing rough-in for the drain box and sink, the 110V and 240V circuits, the dryer vent, and the heat supply. The city inspects before anything closes.

Step 5 — Insulation, Drywall and Paint

Exterior walls get R-19 batts, drywall goes up and gets textured to match upstairs, and paint goes on in three coats.

Step 6 — Flooring, Cabinets and Fixtures

Tile or LVP goes down, cabinets and the folding counter go in, and the sink, faucet, and receptacle trim get installed.

Step 7 — Final Inspection, Walkthrough and Warranty

The city signs off, we walk the room with you, and your 2-year builder’s warranty starts.

Timeline: A laundry room built as part of a full basement finish follows the full-project schedule. The 1,040-square-foot Saratoga Springs project mentioned above was bid at 11 to 12 weeks for the entire basement. A standalone laundry addition is a shorter job; we’ll give you a real number after the walkthrough.

What Does a Basement Laundry Room Remodel Cost?

Here’s a real number. On a 2026 Millgate bid for a 1,040-square-foot basement in Saratoga Springs, the complete basement finish came to $48,300, and the optional laundry package added $4,180. That package covered tile flooring, a heat supply, a utility sink, hot and cold supply lines and drain in a wall-mounted washer box, a 110V washer circuit, a 240V dryer circuit, and the dryer exhaust vent.

What moves the number for a laundry room:

Distance to your drain and supply lines. A laundry room next to the mechanical room is the cheapest place to put one. Moving it across the basement adds pipe and labor.
Electrical panel capacity. A 240V dryer circuit needs room in the panel. If an additional breaker panel is required, Millgate’s current price is $675.
Gas or electric dryer. Millgate bids electric dryers as standard. A gas dryer needs a gas line, and if your city asks for a gas-line diagram or pressure test, that’s billed separately.
Cabinets and counters. Upper and lower cabinets with a granite or quartz folding counter add cost but turn a utility closet into a room you’ll actually like using.
Flooring. Tile material is figured at $4 per square foot with standard labor included in the bid; LVP/LVT runs $7.50 per square foot including material and labor.

What is the best flooring for a basement laundry room? +

Tile is Millgate’s standard for laundry rooms because it handles water, detergent spills, and heavy appliances without complaint. Glue-down LVP/LVT is a solid alternative if you want the laundry floor to match the rest of the basement. We don’t recommend carpet or floating click-lock laminate in a laundry room.

Can I turn part of my unfinished basement into a laundry room if there’s no plumbing there? +

Usually, yes. The deciding factor is where your main drain sits. If the room can drain by gravity into an existing line, it’s a simple job. If not, a drain line may need to be cut into the slab or the washer may need a pump, which adds cost. We’ll know which situation you’re in after a walkthrough.

Can you hide the furnace, water heater, and water softener in a basement laundry room? +

We can finish around them, but they need to stay accessible for service and inspection. In most layouts we keep the mechanical equipment in its own room with a solid-core door and put the laundry right next to it, which keeps the laundry close to the plumbing without burying the equipment.

Does hard water in Utah County affect a basement laundry room? +

Yes. American Fork’s water is reported at about 13 grains per gallon and Eagle Mountain is estimated higher, both in the very hard range. Lehi is around 9 grains and Saratoga Springs is around 5.6. Can my basement apartment in Eagle Mountain or Saratoga Springs have its own laundry? +

Yes, and it’s one of the most common requests we get on basement apartments in both cities. A separate laundry means your tenant or family member doesn’t need to come upstairs to do laundry. If you’re planning a rental, check your city’s accessory dwelling unit rules before you design, and we’ll build the laundry into the apartment plan.

Should I put in a gas or electric dryer hookup? +

Millgate bids electric dryer hookups as standard: a dedicated 240V circuit and a vented exhaust duct. A gas dryer needs a gas line from your existing service, and if the city requires a gas-line diagram or pressure test, that’s billed separately. We’ll lay out both options during the estimate.
