Basement Playrooms for Utah County Families

Utah County kids spend a lot of the year indoors. The state’s winter inversion season runs from November 1 to March 1, and on the bad-air days, the backyard trampoline is off the table. A day at Thanksgiving Point’s Museum of Natural Curiosity in Lehi is a great outing, but it isn’t an every-Tuesday-in-January plan. A finished basement playroom is.

Eagle Mountain is a young city, and the numbers prove it. The city’s 2024 demographic report puts the median age at about 24 and the average household at 4.26 people, with roughly 40% of residents under 18. When the carnival packs up at Cory B. Wride Memorial Park after Pony Express Days, those kids still need somewhere to burn energy. Most Eagle Mountain homes are newer builds with clean, dry, unfinished basements, which makes them some of the simplest playrooms we build.

In Lehi, home to Silicon Slopes, plenty of parents work from home at least part of the week, which turns sound control into a real design question. A playroom directly under a home office needs more than standard drywall, and we price ceiling sound dampening as a line item so you can decide what it’s worth to you.

In Saratoga Springs and American Fork, the question is usually how long the room needs to be a playroom. Younger families in Saratoga Springs’ newer neighborhoods often want a space that grows from toddler forts to a teen hangout to a guest bedroom. In American Fork, we see more established homes where the basement is partly finished and the playroom has to work around an existing furnace layout and ductwork.

In every city, finishing storage space into living space requires a permit. Millgate pulls it and is on site for each inspection.

R-19 batts on exterior concrete walls (thicker than the R-13 or R-15 many bids use)

2-tone paint with a satin wall sheen that wipes clean; 3-tone upgrade available for $475

Our Basement Playroom Finishing Process

Step 1 — Free Consultation

We walk the basement with you and talk about the kids’ ages, what they actually play, and whether the room needs to become a bedroom or teen space later.

Step 2 — Floor Plan Sketch and Feature Sketches

You get a floor plan sketch of the whole basement, plus sketches of specific features like an under-stair fort or climbing wall so you can see them before they’re built. The formal bid prices every option.

Step 3 — Permitting and Scheduling

Millgate pulls the city permit and sets a written schedule.

Step 4 — Framing, Blocking and Rough-Ins

Walls and fort openings get framed, blocking goes in behind every future climbing hold, slide, or swing anchor, and the electrical rough-in follows. The city inspects before walls close.

Step 5 — Insulation, Sound Dampening and Drywall

Exterior walls get insulated, any ceiling sound option you chose goes in, and drywall is hung and textured.

Step 6 — Finish Carpentry, Paint and Flooring

Fort doors, casings, shutters, and arches go in, then three coats of paint, then carpet or LVP.

Step 7 — Features, Final Inspection and Walkthrough

Climbing holds, slides, and swings are installed, the city signs off, and your 2-year builder’s warranty begins.

What Does a Basement Playroom Cost?

There’s no flat price for a playroom, because a carpeted open room and a room with a two-story under-stair fort and a climbing wall are very different builds. A useful reference: a 2026 Millgate bid for a 1,040-square-foot Saratoga Springs basement, with two bedrooms, a family room, and a full bathroom, came to $48,300 for the complete finish. A playroom built inside a full-basement project falls within that kind of scope.

What moves the number on a playroom:

Custom features. Under-stair forts, climbing walls, slides, and swings are priced per design.
Flooring. Carpet is $30 per yard with pad and labor; LVP/LVT is $7.50 per square foot.
Sound dampening. R-38 ceiling batts add $2,185; dense-pack cellulose adds $3,425, figured across the rooms being finished.
Lighting and data. Dimmers are $79 each; CAT6 lines are $15 each over CAT5e.
Trim and paint. Three-sided window casing is $90 per window; 3-tone paint is $475.

How much does it cost to finish a basement playroom in Utah County? +

It depends on the custom features. A carpeted open room costs far less than one with an under-stair fort, climbing wall, and slide. For reference, a 1,040-square-foot Saratoga Springs basement with two bedrooms, a family room, and a full bathroom came to $48,300 for the complete finish. What is the best flooring for a basement playroom? +

Yes. Millgate builds under-stair play areas with a real doorway and window opening, plus climbing walls, slides, swings, Dutch doors, shutters, and gable arches. Anything that mounts to a wall gets solid blocking framed in before the drywall goes up.

How do I keep basement playroom noise from carrying upstairs? +

Standard drywall and joists carry a lot of sound. Millgate offers RC-1 resilient channel plus upgraded ceiling insulation, either R-38 fiberglass batts (+$2,185) or dense-pack cellulose (+$3,425). This matters most when the playroom sits under a bedroom or a home office, which we see often in Lehi.

Does a basement playroom need an egress window? +

A playroom isn’t a sleeping room, so it doesn’t need its own egress window the way a bedroom does. If there’s any chance it becomes a bedroom later, add a code-compliant egress window now. In Saratoga Springs, for example, bedroom egress openings need at least 5.7 square feet of net clear opening.

Do I need a permit to turn my unfinished basement into a playroom in Eagle Mountain? +

Yes. Eagle Mountain requires a permit any time storage space is converted to living space, and that includes finishing a basement that was drawn as storage on the builder’s plans. American Fork, Lehi, and Saratoga Springs also require permits. Millgate pulls the permit and attends every inspection.

Is it safe to have my kids at home while you finish the basement? +

Yes. Workers and materials come in through the basement door or a basement window, not through your living space, and the crews have been with Millgate for years. One customer wrote that the work “could be executed with my wife and children at home with no concerns whatsoever.”

Can the playroom turn into a teen hangout or bedroom later? +

Yes, if you plan for it. We’ll recommend where to put an egress window, closet, and outlets so a future conversion doesn’t mean tearing out new drywall.
