We visited a neighbor who had Millgate Homes complete their basement. We were amazed that the colors, carpets and style matched their upstairs area. It looked like it was done at the same time as the building of their home.
OUR SERVICES
Basement Bedroom Finishing for Growing Utah County Families
A basement bedroom is more than four walls and a door. To count as a real bedroom in Utah, it needs to be big enough, it needs a way out in an emergency, and it needs a smoke detector. Under the 2021 building code most of our cities use, that means:
- At least 70 square feet, and at least 7 feet wide in every direction
- A ceiling at least 7 feet tall
- An egress window big enough to climb out of, with the sill no higher than 44 inches off the floor
- A smoke detector inside the room
The good news? Most homes built in the last 10 to 15 years already have egress windows in the basement. The builder put them in so the space could be finished later. We plan your bedrooms around those windows, so you get the most out of what you already have.
We build bedrooms as part of a full basement finish. That way the bedrooms, the hallway, the bathroom and the family room all fit together like one plan. If you’ve been searching for a basement bedroom remodel, this is usually what you’re after: an unfinished basement turned into finished bedrooms, done right the first time.
What's Included in Basement Bedroom Finishing
Real Closets
Every bedroom closet gets double doors, not sliders or bi-folds. Inside, you get several wood shelves, an organizer stack and metal rods. Tall basement ceilings? We add more shelves to use the height. Want a walk-in closet? We’ll draw it on your floor plan.
Windows and Egress
Need a new egress window? Our crews handle the concrete cutting, window installation and trim. We finish your egress windows with wood sills and trim below, so they look like the windows upstairs. Your layout is planned so each bedroom has a safe way out.
Lighting
Each bedroom gets a ceiling light as standard. You can swap it for can lights or add a ceiling fan.
Flooring
Soft carpet with pad comes standard. Prefer a hard floor? Luxury vinyl plank is an easy upgrade.
Paint, Doors and Trim
Three coats of paint on every wall. Doors, casing and baseboards are matched to your upstairs style.
Safety and Warranty
Smoke detectors in every bedroom and a CO detector on the level. Every job is permitted and inspected, and it comes with our 2-year builder’s warranty.
Questions to Ask When Comparing Basement Bids
Getting more than one bid? Ask each company: How many shelves go in each closet? Are the closet doors real doors or bi-folds? Will the trim and doors match my upstairs? The answers tell you a lot.

We walk the finished space with you, fix anything on the punch list and start your 2-year warranty. Most full basements are done in 12 weeks or less.
What Does a Basement Bedroom Cost?
Most families add bedrooms as part of a full basement finish, so we price the whole basement together. That’s how you get the best value per room.
What actually moves the number:
- How many bedrooms you want
- Reach-in closets vs. walk-in closets
- Lighting upgrades like can lights or ceiling fans
- Carpet vs. luxury vinyl plank
- What else is going in: a bathroom, a family room, a kitchenette
Want a real number fast? Send your floor plan. Our phone estimates give you a realistic starting point: a ballpark estimate, then a detailed bid after the walk-through.

Basement Bedrooms in Lehi, Eagle Mountain and Saratoga Springs
Basement Bedrooms in Lehi
Lehi has a lot of people working from home near Silicon Slopes. We often build one bedroom as a true bedroom and one as an office that can switch over later. Lehi asks for egress window specs on the permit when you add bedrooms, and we handle that paperwork for you. Newer homes in areas like Traverse Mountain usually have egress windows already in place.
Basement Bedrooms in Eagle Mountain
Eagle Mountain is one of the youngest cities in Utah. The average household has more than four people, and about 4 in 10 residents are kids. That’s a lot of kids sharing rooms. Adding two or three basement bedrooms is one of the most common jobs we see here, and most homes are new enough to have the egress windows ready.
Basement Bedrooms in Saratoga Springs
Saratoga Springs wants your basement plan to label every room as a bedroom, family room and so on. It also wants each bedroom’s size and its door and window locations. Our floor plan sketch already shows all of that, so the permit goes in clean. The city follows the 70-square-foot bedroom rule and the egress rules listed above.
Also Building Basement Bedrooms in Herriman and South Jordan (Including Daybreak)
Herriman has some of the newest homes in the valley. The typical house there was built around 2013, so basements are ready for bedrooms. In South Jordan’s Daybreak community, changes you can see from the street, like a new window well, may need a design review first. Most bedroom layouts use the windows you already have, so this rarely slows things down.

We also finish basements in American Fork, Bluffdale, Riverton and across south Salt Lake County and Utah County.

I rarely write reviews but I think I need to in this case. This company was excellent to work with. Initially I didn't know exactly what I wanted to do with the basement, but I had ideas. When Eric came over I discussed it with him and he clarified a few things for me and I felt we ended up with a really nice design. He put me in the queue and once I was in, it was like clockwork. Everything was on time, professional, and high quality. I had plenty of help picking out colors and making decisions. After a couple of years and after working with a different contractor for a different project, I look back on the experience with a lot of appreciation. I highly recommend this companyPosted on Google![]()

When we decided to finish our basement, we received many bids from various contractors. Eric from Millgate Homes stood out because he was very professional and he gave us a very competitive and detailed bid. Eric is very knowledgeable and he guided us on different options through out the project. Eric has a wonderful team of subcontractors who are very professional and did a great job. Eric and Mitch were very responsive to all the questions we had. Also, Mitch gave us periodic updates on the cost and kept us informed. Towards the end some the subcontractors fell sick, but Eric made sure the work got completed on time. We are glad we chose to work with Millgate Homes and would highly recommend them!!Posted on Google![]()

We received bids from a number of different contractors and not only did Millgate provide the most comprehensive, but it was also very competitive. Our neighbors chose another contractor and started a month before us on their basement finish and Millgate finished a month before them! We would definitely recommend them.Posted on Google![]()
