Basement Kitchenettes for Utah County Homeowners

Millgate Homes builds basement kitchenettes in Utah County for homeowners throughout American Fork, Lehi, Saratoga Springs, and Eagle Mountain, most often as a snack-and-drink station off a theater or game room, a coffee/kitchen setup for a guest suite, or the kitchen component of a mother-in-law space that doesn’t need (or doesn’t qualify for) a full second kitchen.

That last point matters more than most homeowners realize. A basement space with a full range, oven, and sink starts to look like a second dwelling unit to a city building department, which can trigger the same accessory-apartment permitting as a full basement apartment, whether or not that was the intent. Eagle Mountain actually has a specific ordinance on this exact question, Chapter 17.69, “Second Kitchens or Kitchenettes”, which sets out what’s allowed: a kitchenette needs at minimum a water connection and either a 220-volt outlet or a gas connection, but it can’t have a locking door separating it from the rest of the home, and the property owner has to sign a recorded agreement with the city confirming the space won’t become a separate dwelling unit. American Fork, Lehi, and Saratoga Springs don’t have that exact ordinance on the books that we’ve found, but the underlying logic, a full range and sink crosses into “second kitchen” territory, a sink and a mini-fridge generally doesn’t, holds across Utah County. Millgate designs most kitchenettes specifically to stay on the right side of that line, and we’ll flag it clearly if a client’s plan starts to look more like a full second kitchen than a kitchenette.

Millgate pulls the standard building permit for the plumbing and electrical work a kitchenette involves in whichever of the four cities you’re in, and handles every required inspection.

Basement Wet Bar and Basement Bar Ideas

A basement wet bar is a kitchenette built for entertaining, and it’s one of the most requested features in our basement finishes. A wet bar usually includes a sink, a run of cabinets with a stone countertop, an under-counter fridge or wine fridge, and space for glassware, all without the full range that turns a space into a second kitchen. Many families add bar seating, open shelving or a pendant light over the counter so it feels like a real basement bar.

Because a wet bar needs a supply line and drain, we plan it near your existing plumbing and build it as part of your full basement finish. It pairs well with a family room or theater room for game days and movie nights.

We walk your basement, talk through what the kitchenette needs to do, snack bar, coffee station, guest-suite kitchen, and size the layout to fit.

Step 2: Design & Estimate

We lay out the cabinetry, countertop, and appliance locations, and your formal bid is based on that plan.

Step 3: Permitting & Scheduling

Millgate pulls the permit for the plumbing and electrical work and schedules the project.

Step 4: Plumbing & Electrical Rough-In

Supply line, drain, and circuits roughed in, followed by the city’s rough-in inspection.

Step 5: Cabinetry, Countertop & Flooring

Cabinets installed, countertop templated and set, flooring laid.

Step 6: Fixtures & Finish Work

Faucet, sink, and any appliances installed, followed by trim and paint.

Step 7: Final Walkthrough, Inspection & Warranty

Final inspection, walkthrough with you, and your 2-year builder’s warranty starts that day.

What Does a Basement Kitchenette Cost?

A kitchenette costs meaningfully less than a full kitchen, since it skips the full appliance package, the larger cabinet run, and the 240-volt range circuit.

How much does a basement kitchenette cost in Utah County? +

Meaningfully less than a full kitchen. Send us your floor plan for an estimate in about 15 minutes.

How do you build a kitchenette in a basement? +

It starts with plumbing (a supply line and drain run to the sink) and electrical (a dedicated circuit, plus a 220-volt outlet or gas line if you want a cooktop), then cabinetry, a countertop, and flooring. Millgate handles the full scope, design, permit, plumbing, electrical, and finish work, as one project.

Will a basement kitchenette turn my house into a legal duplex or trigger extra permits? +

It can, if it crosses into “full kitchen” territory, generally meaning a full range, oven, and sink together. Eagle Mountain has an actual ordinance on this (Chapter 17.69), which requires at minimum a water connection and a 220-volt outlet or gas connection for a kitchenette, but no locking door separating it from the rest of the home and a recorded agreement with the city that it won’t become a separate unit. A basement apartment is the full package: a bedroom with an egress window, a bathroom, a kitchen or kitchenette, and usually a separate entrance, built to be a self-contained living space. Do you install a full kitchen or just a kitchenette? +
